Miller Homes Goes Mobile

Following on from the successful launch of its new, improved website, housing developer Miller Homes has launched a mobile version of the site to provide house hunters with even greater access to its properties.

The mobile version, which is compatible with all smartphones, is an optimised version of the new website featuring key search functions and allowing househunters to find available properties from Miller Homes while on the move.

Chris Endsor, Chief Executive of Miller Homes, said: “Our new website has proved extremely popular since its launch last month and we’re delighted that we can now complement this further with the introduction of a mobile version of the site.

“As a customer focussed developer, we recognise the importance of providing a comprehensive and quality level of service that meets the needs of potential buyers and allows them to access information they need on new homes quickly and easily. With the incredible growth in the number of people accessing information from smart phones and tablets over the last few years, creating a mobile version of the site became a key element of our online development strategy and we’re delighted to see it go live.

“We are confident that providing both a website with greater online functionality and a mobile version for people on the move will make finding the home of your dreams easier than ever before.”

In the first fortnight of the website’s launch, 30 appointments to view new homes were made on Miller Homes’ new online booking system, two of which resulted in reservations. Visitors to the website have been 16% higher than average compared to the average number of daily visitors in 2011 and the average number of people who have registered each day has risen by 8.9% compared with the average number of registrants per day in 2011.

Brian and Dorothy Love Living at Silsoe

You will have heard the saying the most important consideration when buying a house is location, location, location, well Brian and Dorothy Young are in full agreement when it comes to living in Silsoe in Bedfordshire.

The couple had looked at other developments but it was the Miller Homes’ Archers Fields development in Silsoe that appealed to them the most.

“We had been in our previous property in Luton for 35 years and for a variety of reasons we thought it would be good to make a move,” says Dorothy. “We only looked at this four bedroom ‘Maple’ house style out of curiosity really, but the layout was great, the rooms are so spacious and I just love it. We enjoy living there and when we have been out and about I feel a real sense of peace descends as we come home.”

Brian had worked at Cranfield University, which is very close to the Miller Homes development and sees ex colleagues in the village, his brother has lived in Silsoe for 20 years and their daughter bought a home on the first phase of Archers Fields so they are no strangers to the area.

They both enjoy going for walks and think there is no finer place than Silsoe, particularly when the sun shines.

Brian and Dorothy were able to take advantage of the Miller Homes’ Home Exchange Scheme. You have a guaranteed buyer for your present home, no chain to worry about, no estate agents fees or advertising costs to pay so do ask for full details. If you don’t require Home Exchange see what else might help you to move to a brand new home as Miller Homes look to tailor packages for buyers individual needs.

Archers Fields currently has 2, 3 and 4 bedroom homes available priced from £174,950 to £344,950. If you are looking to move to the area it has to be worthwhile paying a visit and see if you like Silsoe as much as Brian and Dorothy do.

Even if you don’t buy yourself, anyone who recommends Archers Fields to friends and family who go on to buy a property at the development could earn £1,000 through the Miller Homes’ Recommend a Friend scheme subject to the terms and conditions.

The show homes and marketing suite are open daily from 10am to 5pm or call 0800 840 8759. Alternatively email silsoe.nhc@miller.co.uk or visit the web site www.millerhomes.co.uk.

Thoroughly modern moving – Buyers embrace technology to find Miller Home of their dreams

As online shopping continues to surge upwards Miller Homes has noticed an increase in visitors to its website over festive periods.

After weeks of trawling through stores and shopping for others, recent research has shown that during the festive break, there is a spike in internet usage. Boxing Day saw e-retail sites reach record levels with Britons spending 13m hours shopping online, according to Experian Hitwise. Up by 19.5% on the same day in 2010, Boxing Day 2011 is said to have been the single biggest shopping day ever in the UK. With great deals clearly the main reason for the increase, savvy consumers are also looking at other types of purchases such as new homes.

“We have seen a huge increase in buyers utilising the internet to research properties and developments prior to visiting our sales centres,” commented Jan Hanaby area sales manager Miller Homes Yorkshire. “Recently, Miller Homes has also seen its first complete internet purchase take place with the proud new owners seeing their new home for the first time on moving day!”

Award-winning house builder Miller Homes features all of its twelve Yorkshire developments on its website along with property types, availability, floor plans and images, prices and purchase initiatives enabling buyers to make informed decisions on their prospective new home.

Michelle Robinson, who purchased a Miller Home in the North East, was relocating from the Middle East with her husband’s job and due to time constraints conducted the entire purchase process on line.

“I did a lot of research online on the Miller Homes website and came across the development (The Pastures in Darlington) which seemed to be perfect,” said Michelle.

“I have found Miller incredibly helpful to deal with and everything turned out to be great.”

“There is no reason why you can’t source your new home over the internet and read all about our lovely developments and purchase initiatives designed to help a variety of buyers,” commented Jan. “Remember too that all our contact details and opening hours are detailed there too so should you need to give us a call or pay us a visit you can easily find out how to do it.”

With twelve developments located across the region there is a diverse mix of developments and properties ranging from smaller rural developments to larger ones close to the major cities within the region. Properties include stylish one and two bedroom apartments and three, four and five bedroom houses in a variety of styles and layouts ensuring there is plenty of choice to suit individual requirements.

A happy new year lies in store for Birmingham’s first time buyers

Miller Homes has announced that approximately £1 million of homes have been snapped up across its West Midlands region by first time buyers who have taken advantage of FirstBuy. And according to the housebuilder, those who have made getting on the property ladder their New Year’s resolution can also get a helping hand from the popular assistance scheme.

Introduced at selected Miller Homes’ new housing developments earlier this year, including Miller Central and Northcote in Birmingham, FirstBuy was designed to put homeownership within the reach of a greater number of first time buyers. Buyers qualifying for the scheme are able to purchase 100 per cent of their home by paying up to 80 per cent of the value now, with both Miller Homes and the Government equally funding the remaining 20 per cent in the form of an equity loan.

A recent survey commissioned by Miller Homes highlighted that nearly 53 per cent of potential buyers did not have enough funds for a deposit, while 30 per cent could not get a big enough mortgage. According to Miller Homes, the success of FirstBuy over recent months proves that the scheme is addressing both issues.

Ann Crick, Sales Director for Miller Homes’ West Midlands region, explained: “FirstBuy is clearly giving a much-needed boost to first time buyers in Birmingham and beyond who would otherwise have been seriously restricted by issues of affordability.

“Together with Miller Homes’ very own equity loan scheme MiWay, FirstBuy has helped many purchasers onto the property ladder. It has provided today’s buyers with a way of escaping the rental trap and enables them to enjoy a level independence and sense of ownership that they simply don’t get when living with parents.

“The good news is there are many properties available throughout Birmingham and Miller Homes’ wider West Midlands region which can be purchased with FirstBuy. Those interested can visit their nearest development to quickly find out if they are eligible. They can then relax and look forward to 2012 being the year that they finally get to realise their homeownership aspirations and are able to enjoy all the benefits that this can bring.”

Situated in Erdington, just five miles from the centre of Birmingham, Northcote is a well-established development of two, three and four-bedroom houses, and contemporary one and two-bedroom apartments. Prices at Northcote currently start from just£85,950 for a one-bedroom apartment. A range of two and three bedroom houses is also currently available, with prices starting from £149,950 for a two-bedroom house.

Plot 73, an ultra-stylish one-bedroom apartment, is among the new homes currently available under the FirstBuy scheme at Northcote. Priced at £85,950, those who take advantage of FirstBuy can own 100 per cent of the property with a mortgage from just£68,760; and, as an added benefit of the scheme, buyers only have to find a four per cent deposit, which amounts to £2,750 for the one-bedroom apartment.

Located off Rea Road in Northfield, just six miles from Birmingham city centre, Miller Central is a tree-lined development which provides a retreat from the hustle of the city. The development is just 20 minutes’ drive from central Birmingham and three miles from the M5 and the M42. Prices at Miller Central currently start from £172,950 for the three-bedroom, three-storey Hardy townhouse.

The four-bedroom Ansty, with integral garage, is currently available on FirstBuy priced from just £151,960 for eligible buyers.

Alternatively, those who want to reduce the mortgage amount needed to buy a new home can take advantage of Miller Homes’ very own equity loan scheme MiWay. Those eligible receive a loan from Miller Homes for up to 20 per cent of the purchase price of their selected property, leaving them to arrange a mortgage for the more affordable remaining amount.

For more information on Miller Point call 0800 840 8706, or visit the development which is open 10am to 5pm daily (1pm to 5pm on Mondays). Alternatively, visit millerhomes.co.uk.

Miller Homes Raises Awareness of Housing Shortage with Charity Support

A Director of one of Britain’s biggest housebuilders has pledged to sleep rough for a night in November in a bid to draw attention to Britain’s housing shortage – a problem which experts predict could leave over 20,000 by 2015.

Sue Warwick, National Head of Sales and Marketing for Miller Homes, made the decision to experience a night sleeping on the streets following a series of reports which showed that Britain was on the brink of the worst housing shortage since World War II, thanks to a combination of issues which have seen housing output slump to just 130,000 new homes a year against a predicted requirement of 280,000.

One of the more recent reports on the subject from the Centre for Economics and Business Research (CEBR) stated that Britain needs 750,000 new homes by 2025 in order to house the growing population – but a range of factors including poor mortgage supply, lack of planning policy and faltering consumer confidence have stalled building programmes with all housebuilders – a problem which will begin to kick-in in earnest within the next three years.

According to Miller Homes, the housing shortage is just the tip of the iceberg – and the vast majority of Britons will feel the effects of the problem before the start of the next decade. The warnings follow a recent statement from the Centre for Economics and Business Research (CEBR) which predicted that the housing shortage will having a dramatic impact on house prices, which are likely to reach an all-time high by 2015.

Sue commented: “We are in a position where we have more households than houses. This is a dreadful situation, and one that could have been avoided as we now stare down the barrel at the worst housing shortage this country has seen since World War II.”

Miller Homes’ involvement in the sleep out fundraiser also comes within weeks of Planning Minister; Greg Clarke’s defence of the Coalition’s planning policies, which propose simplification of English planning law. 60,000 new homes are required per quarter to meet the current shortfall in demand and Miller Homes remains a fierce advocate of ensuring new buyers can get onto the property ladder.

Sue continued: “We strongly believe that everybody deserves to own a place they can call home and the government needs to ensure that future generations are able to afford what is wrongly now seen as a privilege rather than a right.

“We regularly express our concerns that house prices are prohibiting an increasing number of people from home ownership, but rarely do we consider the property supply itself. We must get to grips with the demand for housing before it is too late.”

Sue Warwick, national sales and marketing director for Miller Homes will be sleeping out in London’s exchange square in the heart of the city on 10 November as part of an event hosted by Centrepoint – the national charity geared towards giving young homeless people a future.

Miller Homes is now urging as many people as possible to support Sue’s fundraiser by making a donation on her JustGiving page. For more information on Sue Warwick’s charity sleep out visit www.millerhomes.co.uk or to sponsor Sue, visit www.justgiving.com/Sue-Warwick.

Miller Homes Poised to Offer Firstbuy as Funding is Announced

Miller Homes, the nation’s largest privately owned housebuilder, has been granted FirstBuy funding – the government’s latest scheme to help new buyers onto the property ladder, as announced yesterday by the Department for Communities and Local Government (DCLG).

FirstBuy is a new equity loan scheme that will replace the hugely successful government scheme, HomeBuy Direct, which has helped tens of thousands of buyers to purchase a brand new home.

Miller Homes will be offering FirstBuy on its sites across the country, offering first time buyers the opportunity to achieve their home owning dreams.

Buyers qualifying for the scheme will have the opportunity to select one of the Firstbuy new homes for sale from Miller Homes and will have the opportunity to purchase 100% of their home by paying up to 80% of the value now, with both Miller Homes and the Government equally funding the remaining amount up to 20%.

Sue Warwick, national sales and marketing director for Miller Homes, said: “FirstBuy will prove an excellent tool to help new buyers into the market. HomeBuy Direct was such a huge success that we are delighted to have a new scheme in place to help buyers find a fast, affordable way to purchase the home of their dreams and we will be putting our full support behind the scheme to ensure that those that can benefit from the scheme know all the facts.”

FirstBuy funding will be available across Miller Homes’ sites late Summer 2011.

New Build Homes Specialist Hits Back At Halifax

The nation’s largest independent housebuilder, Miller Homes, has hit back at the report by the Halifax that claims that nearly two-thirds of adults believe they will never own their own home.

Sue Warwick, national sales and marketing director for Miller Homes, said: ‘Today’s findings from the Halifax inject yet another shot of negativity into the hearts of new buyers. It’s quite ironic that the nation’s largest mortgage provider has released figures that show that buyers are giving up hope of ever owning their own home. The figures claim that we are entering the age of the renter which, if true, is pretty bad news for the Halifax!

‘I strenuously disagree with this sentiment though. People are still keen to purchase their own home and, unlike the continental view of renting as the preference or the norm, Brits still want to own their own little piece of Britain.

‘We have experienced a huge amount of interest in the HomeBuy Direct and our own MiWay incentive specifically designed to help first time buyers onto the ladder. Equity Loans have helped thousands to achieve their house buying dreams and schemes like Deposit Match and Recommend a Friend have also helped people purchase their first home.

‘Negative news reports have an effect on the whole outlook of the house buying market. I just wish that rather than report such negative findings, the people in a position to help buyers would do so, rather than tout news that heightens a sense of hopelessness. There is help out there for new buyers who are struggling to find a deposit – you just need to know where to look.’

Buyer Barometer Ignores Stormy Conditions

Over a quarter of Brits say that the credit crunch has made no difference to how they view the property market.

The survey, commissioned by the nation’s largest independent housebuilder, Miller Homes, polled over five thousand new and potential home buyers to gauge their confidence in the property market.

Half say they are more cautious about debt but just 17 per cent say they are prepared to accept an inferior home to get into less debt.

Nearly six per cent of the population are still willing to borrow the maximum amount possible to get the new build home of their dreams.

Over a third of Brits say they are planning to move home within three years – most to get more space (60 per cent) with just eight per cent putting the move down to necessity of work relocation. And location isn’t everything – 29 per cent of us would move to get a bigger garden but just 24 per cent to live in a better neighbourhood.

Sue Warwick, national sales and marketing director for Miller Homes, who commissioned the survey, said: “The results of our survey show that, despite endless negative reports about the property market – people still want to move and remain relatively unaffected by harsh headlines and horror stories about the fall of the property market.”

Brits also still believe property to be the soundest long term financial investment in the UK, with over half saying that it is where they would choose to put their money over ISAs (25 per cent), stocks and shares (16 per cent) and bonds (nine per cent).

TV property expert, Jenny Powell, said of the findings: “There is still a real appetite for people to buy new homes and in my view, bricks and mortar is still the safest long-term investment by far. The survey results echo this, proving that people still have faith in property as a sound investment and the best place to put their money. I think that buyers will welcome this positive news – it feels good to know that it’s not all doom and gloom out there.”

Miller Homes ‘Leaves Little To Chance’ With Three Award Wins

Miller Homes have found awards success once again as the house builder picked up three gongs at this year’s What House? industry awards.

The UK’s largest independent housebuilder was awarded accolades for Best Partnership Scheme and Best Sustainable Development for its eco project, Miller Zero in Basingstoke and picked up a bronze award for the coveted Best Large Housebuilder.

The judges comments heaped praise on the way that Miller deals with it’s customers when buying a house, giving them ‘a voice’ and making them ‘proactive participants, not passive consumers’. The judges also noted the strength of their customer chart which‘leaves little to chance’.

Code for Sustainable Homes project, Miller Zero once again proved the jewel in the crown, picking up yet another two awards. Judges pointed out the significance of putting Government theory and green ideology into practice by building ‘a living breathing development of zero carbon homes’.

The award for Best Partnership Scheme made clear the importance of shared learning, as Miller Homes not only built the homes but threw open its doors to suppliers and competitors alike, so they too could learn from this vitally important project with their new build homes.

Can Miller Homes Fix It For You?

Miller Homes is pledging to try and “fix it” for buyers struggling with their property searchas it embarks on a nationwide initiative to bring buyers and their dream homes together in 2011.

Operating under the banner theme “Miller Homes Can Fix It For You” – deliberately reminiscent of Sir Jimmy Saville’s 80s TV juggernaut – the developer is offering a whole range of incentives from Deposit Match to shared equity and, on certain plots, will allow you to swap your old home for a brand new Miller home, leaving you to enjoy your move.

And to help buyers in a fix after the cost of Christmas – Miller Homes will throw in£500 of M&S vouchers and £500 towards utility bills to sweeten the deal. Buyers will have to act fast however, as these offers are exclusive to all reservations to buy a house taken by the 20th February.

Sue Warwick, National Sales and Marketing Director of Miller Homes said; “Whatever the buyer’s obstacle, we have a team of experts on hand to offer a solution and make that dream move achievable. Despite recent news reports, 2010 saw stability in the property market and we want to show that 2011 should be a year to be positive.”

Miller Homes is also encouraging customers to take advantage of a core range of incentives put in place to get people moving, including shared equity schemes, a unique home exchange package, deposit match and recommend a friend.

For people with a home to sell, the developer has recently rolled out its exclusive new home exchange product, MiSwap. This unique scheme is only available through Miller Homes and allows buyers looking at their new homes for sale to swap their current home for one of Miller’s selected plots*, whether they are looking to upsize, downsize or swap like for like.

The scheme marks a radical departure from traditional part exchange exchanges which usually require a home owner to purchase a property worth at least 30% more than their existing home to qualify.

For buyers looking to get onto the property ladder, Miller Homes has shared equity available either in the form of the Government backed scheme (Homebuy Direct) or its own package – MiWay.

Both schemes enable buyers to pay for part of their home now (up to 75% with MiWay and up to 70% with Homebuy Direct) with the rest coming in the form of a low interest loan from Miller Homes, or in the case of Homebuy Direct, Miller Homes and the Government.

Sue added; “We have moved thousands of buyers over the last couple of years. It’s a fantastic opportunity for those that qualify, but potential buyers shouldn’t just take our word for it.
